For probate attorneys
Who handles everything the property throws off?
The cleanouts, the repairs, the keys, the heirs with questions. Right now, you do.
That's where I come in. I'm Mike Crawford, a Florida-licensed real estate broker of more than twenty years with a background that blends residential construction and real estate.
Before building my career in real estate I ran a construction company that grew to building 400 homes a year, so I know how to schedule the right subcontractors and vendors to actually get a property from start to finish — a skill most agents simply don't have. I'm also a NAR-certified Real Estate Negotiation Expert.
Together that means I can navigate the real estate side, manage the physical property, and keep people talking when they don't agree — in one place, instead of your client coordinating three different people.

What that looks like in practice
-
Project management, start to finish
Whether a property needs heavy lifting or just a little cleanup, keeping it on track and moving toward closing.
-
Renovate/repair versus sell as-is
A real cost and return number for the specific property, so the decision is straightforward.
-
Options when the estate is cash-strapped
Pay-at-closing contractor arrangements for necessary repairs, or an investor network that will buy as-is when speed matters more than top dollar.
-
Vacant property management
Utilities, rekeying, and cleanout coordination — so the family isn't fielding those calls, and neither is your office.
-
A steady hand when heirs disagree
As a certified negotiator, helping find common ground before it becomes a bigger problem.
This is a professional introduction only — not a solicitation for legal referral, and not an offer of compensation for referrals, ever.
No pitch
Fifteen minutes over coffee.
Long enough to see whether there's a way we could be useful to each other when these situations come up. If not, no harm done.
