Before real estate, I ran a construction company that grew to building 400 homes a year. That background is the reason I'm useful on the kind of transaction where a property needs work: I know what a repair actually costs, which trades need to be scheduled in what order, and the difference between a problem that matters and one that only looks alarming.
I'm also a NAR-certified Real Estate Negotiation Expert. In estate work particularly, a fair amount of the job is helping people who don't fully agree with each other arrive at a decision they can each live with.

Why the practice is small
Crawford Living is one person by design, not by circumstance. I'm not building a team and I'm not recruiting agents. The trade-off is real — I take on less at once — but it means the person you spoke with first is the person who shows up at the property, and the one negotiating on your behalf.
Where I work
Orange, Seminole, Osceola, Lake and Volusia counties — Orlando and the communities around it. That's a deliberate boundary. Local knowledge stops being worth much when it's stretched too thin.
The name
Crawford Living covers all of it: probate and estate property, ordinary resale, and new construction. Real Estate . . . Considered is meant literally. Most of the decisions in this business are better for being slept on, and very little of what I do benefits from being rushed.
